Responsibilities

Position Summary

The Parking Account Manager is directly responsible for operational and financial success for the account(s) assigned within their portfolio. This position reports directly to the Senior Account Manager of the assigned assets. It requires daily task completion including but not limited to janitorial tasks, property upkeep, customer service & support, parker roster management, client relations, project overview & management, parking compliance, vendor management, and enforcement. Additionally, oversight of assigned location(s) as well as the direct supervision of any team members assigned to their location(s) (If applicable). It is also responsible for scheduling and managing the performance of the line management and any hourly workforce assigned to locations within their area of responsibility where applicable.Essential Duties and Responsibilities

  • Ensures the daily operations within his/her portfolio perform in accordance to company policy. This includes working assigned hours at every assigned location(s), maintenance and upkeep of all assigned facilities, enforcing the thinksafe program, and direct responsibility for week to week staffing.
  • Directly responsible for client satisfaction.
  • Step in as related roles and follow standard operating procedures and daily reporting when necessary.
  • Daily driving in personal vehicle while on the clock required with weekly auto-reimbursement.
  • Ensuring payment and parking compliance on a daily basis by utilizing enforcement software at any assigned locations.
  • Achieving required enforcement check-in on a daily and weekly basis.
  • Identify and make changes for operations, safety, or procedural updates as needed. Assist corporate in communicating these updates.
  • Directly responsible for building standard operating procedures and location pages for all current or new account(s) assigned.
  • Formal check in meetings with client(s) as needed.
  • Perform preventive maintenance and repairs on equipment (e.g., parking gates, parking machines, facility lighting, signs, equipment, etc.). Day-to-day management of parking locations ensuring that parking operations are handled within Citrin and client guidelines.
  • Identify all procurement and vendor service needs of the location.
  • Cleaning and other janitorial needs in parking lots, garages, and other assigned properties.
  • Managing landscaping around each assigned parking facility.
  • Very responsive to Operations Manager, Senior Account Manager, and Director instruction and feedback and executes action plans to resolve issues in a timely manner.
  • Monitor facility maintenance for cleanliness standards, including but not limited to cleaning and maintaining grounds, parking lots, and garage facilities (e.g., stairwells, general lobby, parking space areas, etc.), sweep up location and take out the trash at each location.
  • Patrol properties to maintain safety and locate suspicious objects or vehicles.
  • Communicate situation details to appropriate personnel as needed.
  • Observe and report hazardous conditions that need to be resolved.
  • Make arrangements for illegally parked, including citations, or abandoned vehicles to be towed, and direct tow-truck drivers to the correct vehicles.
  • Use databases to locate investigation details or other information.
  • Maintain assigned equipment and supplies such as tools or hand held citation devices.
  • Administers local orientations and driving tests in coordination with Human Resources.
  • Create and implement site specific training. Identify and build additional training needs as needed at assigned location(s).
  • Audits daily reports completed by shift leads and team leads and direct oversight of audits and cross check.
  • Create hourly budget allocation and is responsible for remaining compliant with allocation.
  • Tends to any escalated customer and client complaints reported from the team members.
  • Reviews incident claims, ensuring their team is following the proper procedures and timelines for reporting damage claim incidents. Handles all denial of claims and estimates.
  • Responsible for tasks and duties assigned by the Director, Operations Manager, and Senior Account Manager related to customer service.
  • Responsible for the accountability of team members within the portfolio, including supervising and auditing team member performance to ensure all duties are completed to the highest standard and provide additional training or disciplinary measures as necessary (where applicable).
  • Administer and embody the company's disciplinary action process and provide support to the team members. Ensuring all infractions are being documented in a timely manner by their staff.
  • Responsible for conducting disciplinary and probation meetings, executing termination once proper documentation is provided to Hr (where applicable).
  • Other duties as assigned by leadership.

Non-Essential Duties and Responsibilities

  • Other special projects as assigned by location management.

Qualifications

Minimum Job Qualifications

  • Minimum of 1-2 years with operational and leadership experience.
  • Established experience in Google Office products including Docs, Sheets, Slides, and Gmail and/or Microsoft Office Products including Word, Excel, Powerpoint, and Outlook.
  • Flexible schedule in order to accommodate hours required by assigned location(s).
  • Established experience in building annual budgets, managing and reporting results, identifying and instituting changes to the business to either maximize profitability or mitigate actuals that fall below expectations.
  • Excellent oral (including formal presentations) and written communications and comprehension skills, required.
  • Ability to sit and/or stand through an entire shift by performing various tasks involving bending, kneeling, walking, and jogging.
  • Ability to walk up flights of stairs.
  • Strong communication skills.

Qualifications Desired

  • Experience in the parking or related industry is desired but not required.
  • Bachelor degree in general business or related field preferred but not required.

Performance StandardsThis position will receive an annual performance review from the Market Manager to discuss actual performance as compared to company stated expectations and agreed upon job related performance goals for the upcoming year.

Education and Experience

  • A bachelor's degree is preferred but with the right experience not required.
  • Must have at least 1 year of people and operations management experience in a customer-focused environment.
  • Sales, leadership and hospitality experience may include but is not limited to: work in hotel, retail, commission sales or a serving/restaurant environment; participation or leadership in athletic/team activities; leadership experience in the military or community, social, academic organizations.

Requirements:

  • Required availability Friday-Sunday 7am- 7pm, with on call responsibilities throughout the week.
  • Ability to assist on an on-call basis in case of parking-related emergencies or major issues resulting in parking dissatisfaction.
  • Must have reliable transportation to get to and from locations. You will need to drive personal vehicle while on the clock but will be compensated with a weekly auto-allowance.
  • Will be required to assist guests and handle customer service requests for the asset outside of the hours on the clock
  • Must be at least 18 years old
  • Must be authorized to work in the United States and not require work authorization sponsorship by our company for this position now or in the future
  • All candidates must complete a background and motor vehicle record check after a conditional offer has been made
  • Must have a valid driver's license with no significant infractions
  • No drug or alcohol-related conviction on your record in the past 5 years (i.e., DUI, DWI)

Compensation: $45,000 base salary, paid weekly!
